
Booking terms
The terms that apply to every Valkea Homes cabin booking.

Valkea Homes Oy - Terms and Conditions
Formation of the agreement
Valkea Homes Oy applies these terms and conditions when renting holiday cottages and holiday apartments (hereinafter the holiday property).
The agreement is formed and these terms become binding on both parties when the customer has paid either the whole price of the booking or the deposit described below.
Booking and payment
The person making the booking must be at least 18 years old. A booking can be made online, in which case confirmation is sent to the customer's email address immediately.
Online bookings are paid by card or by bank payment through our payment provider Stripe. A booking that our staff make for the customer is paid as agreed with our staff, usually through a payment link we email; if a link is not paid by its deadline, the booking is released.
The price of a booking consists of the accommodation price, the booking fee and any extras the customer orders. All prices include VAT.
Paying in full or paying a deposit
The customer can always pay the whole price when booking.
If the stay begins more than 30 days after the booking is made, the customer can instead pay a deposit when booking and the rest later. The deposit is the booking fee, cleaning and other fees, any extras ordered and 30 % of the accommodation price.
The rest is due 30 days before the start of the stay. Its amount is the price of the booking on that day minus what has already been paid.
If the customer paid the deposit by card, the card is saved and the customer authorises Valkea Homes to charge the rest to that card automatically on its due date. If no card was saved (for example, the deposit was paid by bank payment) or the charge does not succeed, we email the customer a payment link on the due date.
If the rest has not been paid by the end of the second day after its due date (a grace period of at least 48 hours), the booking is cancelled, the dates are released and the deposit is not refunded.
If the stay begins 30 days or less after the booking is made, the whole price is paid when booking.
Cancellation and changes by the customer
The customer can cancel a booking on the manage-booking page linked in the booking confirmation, or by email at info@valkeahomes.fi, by telephone at +358 10 299 3033, or in writing by post to Valkea Homes Oy, Kuusisaarenpolku 4 A 3, 00340 Helsinki.
A cancellation is considered effective when Valkea Homes receives the notice. A cancellation submitted by email, telephone or post outside office hours (Monday-Friday 8:30-17:00 and Saturday 10:00-18:00) is considered received on the next office day.
If a booking is cancelled no later than 28 days before the start of the rental period, every payment is refunded except the booking fee. The booking fee is not refundable.
If a booking is cancelled for a reason other than the reason stated below, later than 28 days before the start of the rental period or during the rental period, none of the payments made by the customer will be refunded.
Valkea Homes' right to cancel
Valkea Homes may cancel a booking due to force majeure. In that event, the customer is entitled to a full refund of the amount paid to Valkea Homes, including the booking fee.
If a stay must be terminated because of the customer's disruptive conduct, no payments will be refunded. A booking whose rest is not paid in time is cancelled as described above.
Service information in the property description
The property description may mention nearby services, such as a railway station, bus stop, restaurant, shop or ski lift. Valkea Homes is not responsible for information about public services that are not part of the holiday property or for their availability during the stay.
Staying at the holiday property
The holiday property is normally available from 18:00 on the arrival date until 11:00 on the departure date. More precise times are stated in the booking confirmation.
The property and its keys are handed over at the estimated arrival time that the customer has notified to the caretaker or owner in advance. If the customer does not provide an arrival time or does not arrive at the agreed time, Valkea Homes cannot guarantee that the keys can be handed over.
The rent includes use of the property for the booked period, normal energy consumption, furniture, crockery, cutlery, mattresses, duvets and pillows.
Firewood is included unless the property description states otherwise. The amount of firewood may be limited at some properties.
Dishwashing products, basic seasonings, toilet paper and kitchen paper are not included.
Bed linen and towels are not included unless otherwise stated. Customers must use sheets. Bed linen and towels can be ordered in advance, subject to availability confirmed by the Valkea Homes office.
The customer is responsible for cleaning during the stay unless final cleaning has been ordered.
Restrictions and instructions
The property may be occupied by no more than the maximum number of guests stated for the property or agreed when booking. Any temporary additional guests or parties must be agreed in advance with Valkea Homes, the caretaker or the owner.
Tents, caravans and hired equipment such as hot tubs may not be used on the property without permission. Smoking is prohibited in all indoor areas.
Pets must be disclosed when booking. Pets are permitted only at certain properties and always require separate permission. Some properties charge an additional pet fee. The customer must pay in full all costs caused by a pet.
Electric and hybrid vehicles may be charged only where the property description allows it and the owner or caretaker has given permission. An additional fee may apply.
Customer responsibilities and departure instructions
The customer must hand over the property and keys by 11:00 on the departure date unless otherwise stated. A different departure time must be agreed with the caretaker or owner in advance.
The customer is responsible for any damage they cause and must report it immediately. The customer must clean the property unless final cleaning is included in the rent or has been ordered separately.
If you do the final cleaning yourself, it includes
- washing dishes and returning them to their places;
- removing rubbish and beverage bottles;
- returning furniture to its proper place;
- removing food;
- vacuuming rugs and floors;
- wiping floors and surfaces;
- airing bedding;
- cleaning the sauna and toilet; and
- tidying the yard and barbecue area.
Cleaning must be completed on the departure date.
Ordered final cleaning does not include washing dishes, removing rubbish or bottles, or rearranging furniture. Hired bed linen must be left in a pile on top of the bed.
If the property has not been cleaned or smoking has occurred indoors, the customer is responsible for the resulting cleaning costs.
Force majeure
Valkea Homes is not liable for damage caused by an unforeseeable force majeure event, such as a power outage, algal bloom or animals. Valkea Homes is also not liable for inconvenience caused by normal natural phenomena.
Notices and complaints
Any defect or complaint must be reported immediately to the owner or caretaker. If the matter is not corrected, Valkea Homes must be contacted within 72 hours.
A written complaint must be submitted within one month after the booking ends.
If a dispute cannot be resolved, the customer may refer it to the Finnish Consumer Disputes Board. Before doing so, the customer must contact Finnish Consumer Advisory Services.
If the customer does not report a defect during the rental period, the property is considered to have been in proper condition. Defects reported later will not be considered.
If the customer leaves before the end of the rental period, no refund is issued for the unused period.
Price changes
After the agreement has been formed, Valkea Homes may increase or reduce the price if applicable taxes or charges change.
Incorrect price information
Valkea Homes is not bound by an obviously incorrect price that the customer should also have understood to be incorrect, such as an exceptionally or substantially low price.
Governing law and jurisdiction
The parties will seek to resolve disputes arising from the agreement through negotiation. If no resolution is reached, disputes will be decided by the Helsinki District Court. The agreement is governed by Finnish law.
